It sits at the district's northeast corner: McConachie to the west, Anthony Henday Drive to the north, the future Gorman neighbourhood to the east, and Brintnell and Hollick-Kenyon to the south. Building started in the 2010s and is still underway, and the stock is what you'd expect: detached homes, duplexes and townhomes, much of it brand new or nearly new, including quick-possession builder product. - Everything is new. Streets, sidewalks, storm ponds, playgrounds — Cy Becker buyers get the finished-product version of a neighbourhood with none of the mid-life-systems list that comes with a 1990s suburb. For a lot of first-time buyers, that predictability is the whole point.
- Manning Drive and the Henday, two minutes apart. Manning Drive (Highway 15) runs southeast toward downtown and northeast to Fort Saskatchewan; Anthony Henday Drive caps the neighbourhood's north edge. Few new communities commute in this many directions.
- Clareview's infrastructure, borrowed. Clareview Town Centre, the recreation centre and the Capital Line LRT station are a short drive south — Cy Becker homes are new, but the shopping and transit they rely on is already built.
- The Pilot Sound aviation story — Cy Becker, McConachie, Matt Berry, Brintnell, Hollick-Kenyon: a whole district named for bush pilots. It's a small thing, but it's a neighbourhood with a story, and the street names keep it.
Insider tips for Cy Becker
- Run new-build vs. resale side by side — always. In a still-building neighbourhood, the same floor plan can be a builder quick-possession (with GST and today's incentives) or a two-year-old resale (no GST, landscaping and fence often done). We price both before you commit to either.
- Ask the builder questions with your own agent in the room. Lot premiums, spec levels, completion deposits and warranty terms (Alberta New Home Warranty) are negotiable terrain — and they're much harder to revisit after you've signed at the sales centre. Call me before your first showhome visit, not after.
- The school picture is the honest trade-off. Cy Becker has no school of its own yet, and the public K–9 route runs through Dr. Donald Massey's random-selection process. If a specific school is a must, we confirm placement reality before you buy, not after.
- Unfinished edges are normal here. Some Cy Becker streets still edge onto future phases and the future Gorman lands to the east — know what your lot will back onto when the district is finished, not just what it backs onto today.
