Listing Launch Package: 24–48 Hours

Travis Bannert, Realtor® | Bridge Realty Group, Maxwell Progressive

When you list your home with me, this is exactly what happens in the first 24–48 hours — and the weekly accountability you get for as long as your home is on the market.

Phase 1 — Pre-Launch (as soon as the listing agreement is signed)

  • Professional photography booked — twilight and drone where the property calls for it.
  • Video walkthrough booked — short vertical video for social media and your single-property page.
  • Floor plan and RMS measurements confirmed before a word of copy is written.
  • Listing copy drafted — the headline leads with the buyer’s reason to care, not the address.
  • Single-property page built on bridgerealtygroup.ca — photos, copy, price, and a book-a-showing call to action.
  • Matched-buyer list pulled from my database — by type, price band, area, beds and baths.
  • Coming-soon teaser sent to my database — building a pre-MLS showing list before we go live.
  • Seller expectations set in writing — launch date, showing plan, open house plan, and my weekly phone-report commitment.

Phase 2 — Launch Day

  • MLS® listing goes live — price, photo order, remarks, and showing instructions verified before anything is announced.
  • Single-property page goes live on bridgerealtygroup.ca — link checked on mobile.
  • “Just listed” email to matched buyers only — not a mass blast.
  • Launch announcement posted — Bridge Realty social channels plus a Google Business Profile post linking to your bridgerealtygroup.ca property page.
  • Coming-soon list contacted first — first showing windows before the public push.
  • Sign and lockbox confirmed in place.
  • Showing availability opened for Day 0–2.

Phase 3 — First 48 Hours

  • Showing feedback loop — feedback requested the same day after every showing; themes flagged for your seller report.
  • Open house plan set — first weekend, promoted on the property page, social, and to the matched-buyer list; neighbour invitations where appropriate.
  • 48-hour check-in with you by phone — showings booked, feedback themes, page views, and offer signals.

The Weekly Seller Phone Report

A standing weekly call — same day and time each week for as long as your home is listed. Every call covers:

  1. The numbers — showings this week and total, online views, open house attendance.
  2. Feedback themes — top positives and the top objection, in buyers’ own words.
  3. The market around your listing — new competing listings, comparable sales, and your price position.
  4. What I did this week — follow-ups, agent contacts, promotion run.
  5. Next week’s plan — one or two specific actions, agreed on the call.
  6. The direct question — anything we should adjust, with a straight pricing recommendation and comparable evidence when price comes up.
  7. Confirm the next call — summary logged as a CRM note the same day.

Price/position review trigger: if showings are below target or the same objection repeats twice, we book a pricing conversation at the first weekly report — no waiting, no guessing.
