Mill Woods is one of Edmonton’s largest and most affordable districts — a planned community of roughly two dozen neighbourhoods in the southeast, built mostly in the 1970s and 1980s around its own town centre. It suits first-time buyers, multi-generational families, and suite investors: mature detached homes on real lots, a hospital (Grey Nuns Community Hospital), Mill Woods Town Centre shopping, more than 40 public and Catholic schools, the Valley Line LRT, and some of the strongest legal-suite potential in the city in its older housing stock.

Schools serving Mill Woods

Checked October 2026 against Edmonton Public Schools (epsb.ca) and Edmonton Catholic Schools (ecsd.net) sources. Mill Woods is a district of 24+ neighbourhoods, not a single attendance area — designation depends on your exact street. School boundaries and programs change — confirm designation with the school board before you buy.

Mill Woods has one of the deepest school benches in Edmonton — 20+ public elementary schools, junior highs across the district, two public senior highs, and a full Catholic set inside the district.

Edmonton Public Schools

  • J. Percy Page School (Grades 10–12) — public senior high for much of Mill Woods; offers Advanced Placement. epsb.ca
  • Elder Dr. Francis Whiskeyjack School (Grades 10–12) — the district’s second public senior high; offers Advanced Placement. epsb.ca
  • Weinlos School (K–6) — elementary located in Mill Woods; also the overflow school for Svend Hansen (Laurel East). weinlos.epsb.ca
  • Junior highs inside the district include Dan Knott, Edith Rogers, Kate Chegwin, T.D. Baker and kisêwâtisiwin School, and elementary schools include Ekota, Greenview, Kameyosek, Satoo and Tipaskan — designation is by sub-neighbourhood, so we confirm your street before you write an offer.

Edmonton Catholic Schools

  • Frère Antoine Catholic Elementary School (K–6) — single-track French Immersion. frereantoine.ecsd.net
  • Father Michael Troy Catholic Junior High School (Grades 7–9) — STEM program for Grades 7–8 from 2026–27. fathermichaeltroy.ecsd.net
  • Catholic elementary and senior-high designations in Mill Woods are address-specific — confirm yours with ECSD’s find-a-school tool before you buy.

My local favorites in Mill Woods

  • Mill Woods Park and the Mill Woods Recreation Centre — the district’s living room: pool, arenas, sports fields, and the Canada Day celebration in Mill Woods Park, one of the largest neighbourhood Canada Day events in the country.
  • Grey Nuns Community Hospital (in Tawa, at the district’s core) — a full community hospital inside the neighbourhood. For healthcare workers, living minutes from work is a real Mill Woods selling point.
  • Mill Woods Town Centre — the mall and service core the whole district was planned around: groceries, medical, and the ETS transit centre.
  • Mill Woods Golf Course — an 18-hole public course just south of Whitemud Drive, between 50 and 66 Streets.
  • Jackie Parker Park — on the district’s northwest edge by Whitemud Drive: off-leash, spray park and one of the best family parks in the southeast.

Insider tips for Mill Woods

  • Mill Woods is eight communities, not one market. Burnewood, Knottwood, Lakewood, Millbourne, Millhurst, Ridgewood, Southwood and Woodvale differ in build era, lot sizes and price. Two homes both advertised as “Mill Woods” can be very different buys — we price and search by community, not by the district name.
  • Suite potential is the district’s quiet advantage. A lot of the 1970s–80s detached stock has the lot size, side entrances and ceiling heights that make legal suites feasible — rare at this price point elsewhere in the city. (Any suite needs City permits and must meet code — we verify before you count rental income.) See the Legal Suite buying page.
  • 1970s stock means 1970s checks. Original furnaces, Poly-B-era plumbing in later builds, and older windows show up in inspections here — budget for them in the offer rather than discovering them after.
  • The Valley Line changed the commute math. The Mill Woods LRT station puts the district on the line to downtown — homes in walking distance of the station and the Town Centre transit hub rent and resell differently than the district’s far edges.

Who Mill Woods suits

  • First-time buyers — among Edmonton’s most attainable detached homes, with townhouse and condo options below that.
  • Multi-generational families — larger mature homes, suite potential, and one of the city’s most established multicultural communities.
  • Legal-suite and house-hacking investors — older detached stock with suite-friendly layouts at entry-band pricing.
  • Healthcare workers — Grey Nuns Community Hospital inside the district.
  • Sellers with long-tenure homes — 1970s–80s owners are a large share of Mill Woods listings; pricing against your own community (not the district average) is what gets these sold well.
