Windermere is southwest Edmonton's anchor neighbourhood: a master-planned area of newer, larger homes established under the Windermere Area Structure Plan (adopted 2004), overlooking the North Saskatchewan River valley, with its own K–6 public school, a Catholic K–9 offering French Immersion, and the Currents of Windermere shopping district at its edge. It suits move-up and relocating families who want newer construction, schools close by, and Terwillegar Drive/Anthony Henday access — and it's the reference point every other southwest community (Keswick, Ambleside, Glenridding) gets compared against.

Schools serving Windermere

Checked October 2026 against Edmonton Public Schools (epsb.ca) and Edmonton Catholic Schools (ecsd.net) sources. School boundaries and programs change — confirm designation with the school board before you buy.

Edmonton Public Schools

  • Constable Daniel Woodall School (Kindergarten–Grade 6) — located in Windermere at 315 Windermere Road NW; opened in 2017 and named for the Edmonton Police Service constable killed in the line of duty in 2015. School site: constabledanielwoodall.epsb.ca
  • Dr. Margaret-Ann Armour School (Kindergarten–Grade 9, in neighbouring Ambleside) — serves the wider Windermere area.
  • Senior high (Grades 10–12):Lillian Osborne High School (Terwillegar) is the southwest's EPSB senior high serving this area — offers the International Baccalaureate (IB) program (school site: lillianosborne.epsb.ca).

Edmonton Catholic Schools

  • St. John XXIII Catholic Elementary/Junior High School (Kindergarten–Grade 9) — located in Windermere; offers a French Immersion program beginning in Kindergarten alongside regular programming (per the school's own site). School site: stjohnxxiii.ecsd.net
  • Joan Carr Catholic Elementary/Junior High School (Windermere–Keswick) — opened September 2022 as a K–7 and reached K–9 in September 2024; serves the southern Windermere/Keswick growth area per ECSD's boundary decision. ECSD page: ecsd.net
  • Senior high (Grades 10–12): Catholic students in this area currently attend Mother Margaret Mary Catholic High School or Father Michael McCaffery Catholic High School (per ECSD's new-schools page) — and ECSD has an approved new Catholic high school planned for Windermere (Glenridding Heights), capacity ~1,800, planning approved March 2026.

My local favorites in Windermere

  • Currents of Windermere — the southwest's big everyday retail district on Windermere Boulevard: groceries, restaurants, services, and the Cineplex for a Friday night. This is the amenity every Windermere listing is really selling proximity to.
  • The river-valley edge along Windermere Drive — my pick for the area's signature drive and walk: ravine and valley outlooks that explain why these lots command what they do.
  • Windermere Golf & Country Club — a private club on the river bend that anchors the neighbourhood's west side and its estate feel.
  • Terwillegar Park & the footbridge trails — a few minutes north: off-leash, river trails, and the best weekend reset in the southwest.

Insider tips for Windermere

  • "Windermere" the MLS area is bigger than Windermere the neighbourhood. Ambleside, Keswick and Glenridding all market under the Windermere umbrella — prices, school designations and build eras differ by sub-area, so we search by the actual neighbourhood, not the umbrella name.
  • The Catholic high school story is changing. ECSD's approved Glenridding Heights Catholic high school (planning approved March 2026, opening date TBD) will eventually give this area its own Catholic senior high — worth knowing if you're buying for a 10-year hold with young kids.
  • Peak-hour Terwillegar Drive is the commute reality. Windermere lives and dies by Terwillegar Drive and the Henday — drive your route at 8 a.m. before you fall for a street.
  • Estate-street premiums are lot premiums. Windermere Drive's valley lots are among the most expensive residential streets in Alberta — if you're buying there, the lot is the asset; price the house accordingly.

Who Windermere suits

  • Move-up families wanting newer, larger homes with schools in the area.
  • Relocating families — the southwest is where newcomers ask to land first: new schools, new retail, one commute corridor to learn.
  • Downsizers who want newer, not smaller-city — townhouse and villa-style options near Ambleside retail without leaving the southwest.
