Griesbach is a master-planned village in north Edmonton, built by Canada Lands Company on the former CFB Edmonton (Griesbach Barracks) lands — bounded by 153 Avenue to the north, 97 Street to the east, 137 Avenue to the south and Castle Downs Road to the west. Where most suburbs sprawl, Griesbach was designed as a walkable village: tree-lined boulevards, a large central park and lake, a village commercial centre in the southeast corner, and street and park names that honour the site's military history (the base was established in 1950 and named for Major-General William Antrobus Griesbach). The housing mixes detached homes, semi-detached, row housing and apartments — and Griesbach was among Edmonton's first neighbourhoods to allow garage suites. It suits buyers who want newer construction with genuine character, a K–9 school inside the neighbourhood, and a straight 97 Street run to downtown.

Schools serving Griesbach

Checked October 2026 against Edmonton Public Schools (epsb.ca) and Edmonton Catholic Schools (ecsd.net) sources. School boundaries and programs change — confirm designation with the school board before you buy.

Edmonton Public Schools

  • Major-General Griesbach School (K–9) — the public school inside the neighbourhood, named for the general the base honoured; French as a Second Language in Grades 4–9.
  • Ross Sheppard School (Grades 10–12) — public senior high serving the north-central side; International Baccalaureate Diploma, French Immersion and Chinese Bilingual in one school.

My local favorites in Griesbach

  • The central park and lake system — Griesbach's road network was planned around a large central community park, with a waterway and pathway system connecting the village. Roughly a quarter of the community is green space and amenities — it feels designed, because it was.
  • The Village at Griesbach — the commercial village centre in the southeast corner (Shoppers Drug Mart-anchored, with local restaurants and services), so the neighbourhood has its own main street instead of borrowing one.
  • The heritage layer — street names, parks and memorials carry the base's history, and the Kipnes Centre for Veterans (long-term care, opened 2005) keeps a living connection to it. It's character you can't retrofit into a new suburb.
  • 97 Street south — the commute is a straight line: NAIT, then downtown. Few newer neighbourhoods are this close in.

Insider tips for Griesbach

  • Griesbach phases are different products. The redevelopment ran from the early 2000s to the late 2010s — early-phase homes near the park are now 15–20-year-old houses with mature trees; later phases are newer builds. Price and condition by phase, not by the village name.
  • Garage suites started here. Griesbach was one of Edmonton's first neighbourhoods to allow garage suites — a real house-hacking and multi-generational option, on top of the usual basement-suite math. (Any suite needs City permits and must meet code — we verify before you count rental income.) See the legal-suites and garden-suites guides.
  • The village premium is real — and specific. Homes facing the central park, the lake and the parade-ground green carry a premium over interior streets a block away. Sellers: that frontage is your headline. Buyers: a block in can be the same floor plan for less.
  • Know the Catholic-school transition. ECSD's Northwest Solution plans a new Griesbach K–9 to replace Katherine Therrien and St. Timothy — if Catholic elementary is your reason for buying, we confirm the current designation and the transition timing before you write.

Who Griesbach suits

  • Families who want character with newer construction — village design, a K–9 in the neighbourhood, parks everywhere.
  • Move-up buyers — detached homes with heritage streetscapes, minutes to downtown via 97 Street.
  • House-hackers and multi-generational buyers — garage-suite history and suite-friendly stock.
  • Downsizers — village-scale living, low-rise product and a seniors' residence in the northwest of the community; lock-and-leave options beside the park system.
  • Sellers — Griesbach's design premium holds when it's marketed properly; park-front and lake-adjacent homes need phase- and frontage-specific pricing, not a Castle Downs average.
