Westmount is one of Edmonton's grand old west-central neighbourhoods — bounded by 111 Avenue to the north, Groat Road and the ravine to the west, the river valley to the south, and the 124 Street district along its east side. Its heart is the Westmount Architectural Heritage Area, where an exceptional concentration of Craftsman and Foursquare houses from 1911–1925 survives on tree-lined streets, and its southwest corner holds the Groat Estates, a peninsula of larger homes above Groat Road Ravine. The housing mixes those single-family streets with the apartments and condos along 124 Street, plus a steady stream of modern infill — skinny homes, duplexes and garden suites behind the heritage facades. It suits buyers who want a character address with a real main street: heritage-home lovers, infill buyers, downsizers coming off bigger lots, and anyone who wants downtown minutes away without living in it.

My local favorites in Westmount
- The Westmount Architectural Heritage Area — bounded by 107 Avenue, 127 Street, 124 Street and 111 Avenue: block after block of 1911–1925 Craftsman and Foursquare homes, many with Edmonton Historical Board plaques naming the original owners. It's a museum you can live in.
- 124 Street — the neighbourhood's main street: independent bakeries, galleries, restaurants and boutiques, with mixed-use condos woven in. Westmount residents don't drive to a lifestyle district; they walk to theirs.
- Groat Estates and the ravine edge — the southwest peninsula above Groat Road Ravine: larger character homes, valley trails at the end of the street, and the quietest blocks in the central city.
- Downtown, just minutes away — over the Groat Bridge or down 124 Street, Westmount gets the core's jobs and events with a residential street to come home to. NAIT and the Royal Alexandra Hospital are just north.
Insider tips for Westmount
- Heritage character is protected — and priced. The Heritage Area's zoning governs what can change on these streets. Renovations and additions need to respect it; designated Municipal Historic Resources carry their own rules. If your plan is a teardown, Westmount's heritage blocks are the wrong canvas — but its non-heritage lots are some of the best infill ground in the city. We check designation and zoning before you write.
- Infill is the second Westmount market. Narrow lots behind the heritage streets carry skinny homes, duplexes and garden suites — modern space in a mature neighbourhood, often with a rentable suite in the math. See the infill and garden-suites guide.
- The plaques matter to buyers. A documented 1912 build with its history researched is marketing gold in this neighbourhood — sellers, dig out what you know; buyers, expect to pay for provenance on the best streets.
- Century-old houses need century-house inspections. Knob-and-tube-era wiring in unrenovated stock, older foundations and mature-tree sewer lines are the Westmount inspection list. Budget for the report to be long; the good bones usually justify it.
Who Westmount suits
- Heritage-home lovers — Craftsman and Foursquare architecture at a concentration few Canadian neighbourhoods match.
- Infill and garden-suite buyers/builders — narrow-lot redevelopment beside a protected heritage core.
- Downsizers who refuse to leave the centre — 124 Street condos and low-maintenance infill, with the league, the shops and downtown all close (SRES® fit; see the Downsizing & Seniors Guide).
- Professionals at NAIT, the Royal Alex and downtown — commutes measured in minutes, in every direction.
- Sellers of long-tenure character homes — Westmount's best streets have a devoted buyer pool; documented history and heritage-sensitive presentation protect the premium.
