Ellerslie is a completed early-2000s neighbourhood in south Edmonton, planned as a classic "neighbourhood unit" around a central school and park site — Ellerslie Campus (K–9). It runs from Anthony Henday Drive in the north to Ellerslie Road in the south, between 91 Street/Parsons Road and 66 Avenue, and mixes detached and semi-detached homes, row housing and low-rise apartments — plus a pocket of pre-existing acreage homes on roughly one-hectare lots in its east end. The wider Ellerslie area also takes in The Orchards at Ellerslie, the master-planned community south of Ellerslie Road where residents began arriving in 2012. It suits families and first-time buyers who want finished streets, natural tree stands and a K–9 at the centre — at south-side prices below the newer Heritage Valley phases.

My local favorites in Ellerslie

  • Ellerslie Campus and the central park — the plan put the school, park and community facilities at the middle and the homes around them; twenty years on, that's the daily-life hub: school run, playground, sports fields, one stop.
  • The natural tree stands — Ellerslie kept stands of mature trees inside the neighbourhood and threaded pathways between its parks, so a 2000s suburb walks greener than most.
  • The Orchards' club house and orchard streets — south of Ellerslie Road, The Orchards at Ellerslie was master-planned around fruit-tree-lined streets, acres of green space and a private residents' club house. It's the amenity showpiece of the wider Ellerslie area.
  • The Henday on the north edge — airport east, Windermere west, and South Edmonton Common minutes north via 91 Street / Gateway Boulevard. Ellerslie is plugged into everything while staying off the arterials.

Insider tips for Ellerslie

  • There are two Ellerslies — know which one you're buying. North of Ellerslie Road: the completed 2000s neighbourhood (finished basements and landscaping, no residents' association fees of the Orchards type). South: The Orchards, newer builds with a residents' association and club house. Different product, different costs, different resale story.
  • The east-end acreages are their own micro-market. Pre-existing country-residential homes on ~1-hectare lots inside the city limits sit in Ellerslie's eastern portion — well/septic and servicing questions replace the usual condo-doc homework. Rare product; price it as its own category.
  • Ellerslie Campus absorbs overflow patterns. The Campus has historically taken redirected students from fast-growing neighbours (parts of Summerside) — another reason to confirm your exact address's designation rather than assuming the nearest school.
  • 2000s stock, mid-life systems. As with Rutherford next door, original furnaces and roofs on early Ellerslie homes are coming due — inspection items to price into the offer.

Who Ellerslie suits

  • Families — a K–9 at the centre, finished parks and pathways, and south-side value.
  • First-time buyers — semi-detached, row and low-rise condo product inside a detached-home neighbourhood.
  • Acreage buyers — the east-end country-residential pockets: rural lots with a city address.
  • New-build buyers — The Orchards at Ellerslie, in the wider Ellerslie area (also a fit for relocators).
  • Sellers — established-stock sellers compete on finish (basements, landscaping, systems replaced) against newer Heritage Valley and Orchards product.
