Heritage Valley is southwest Edmonton's big growth area — established by the City's 2001 servicing plan as a district of some fifteen neighbourhoods (their names honour "Edmontonians of the Century") south of Ellerslie Road, along the 111 Street / James Mowatt corridor. This page anchors its three most-searched communities: Allard, Desrochers and Chappelle — 2010s-and-newer neighbourhoods of detached homes, duplexes and townhouses with three public K–9 schools already open, the Heritage Valley Transit Centre and Park & Ride at the area's north edge, and the Capital Line South LRT under construction to reach it. It suits new-build and nearly-new buyers, young families, and relocators who want Edmonton's growth frontier with its infrastructure visibly arriving.

The three anchor neighbourhoods:
- Allard — the area's established anchor: Dr. Lila Fahlman School (K–9) opened here, the streets are the most complete of the three, and resale inventory is deepest. Best fit: families who want Heritage Valley with the fewest "coming soon" items left.
- Desrochers — the quiet middle: residential streets (Desrochers Villages) between Allard and Chappelle, and the neighbourhood the future Desrochers/Allard LRT station is named for on the Capital Line South Phase 2 plan. Best fit: buyers playing the longer transit horizon in a calmer pocket.
- Chappelle — split by its two K–9s (Donald R. Getty for Chappelle West, Garth Worthington for Chappelle East), with Chappelle Gardens among its developed pockets and quick Anthony Henday access at the area's south edge. Best fit: school-choice families and Henday commuters.

My local favorites in Heritage Valley
- Heritage Valley Transit Centre and Park & Ride (Ellerslie Road) — bus service today; the Capital Line South Phase 1 (Century Park to Ellerslie Road, major construction underway since early 2025) terminates here at the future Heritage Valley North station. Few Edmonton suburbs can watch their LRT being built.
- Blackmud Creek — the creek and its green corridor thread the area's east side (the LRT crosses it on a new bridge) — the trail spine for the eastern neighbourhoods.
- Three K–9s, already open. Fahlman, Getty and Worthington mean most Heritage Valley kids have a public K–9 inside the area — the single biggest quality-of-life difference between this growth area and Edmonton's older "school coming soon" suburbs.
- Currents of Windermere, one Henday hop west — the big retail/cinema core serving the whole southwest, minutes from Allard and Chappelle.
Insider tips for Heritage Valley
- Read the LRT map in two phases. Phase 1 (under construction) ends at Ellerslie Road — it serves the area's north edge. The stations that land inside this page's neighbourhoods (Heritage Valley Town Center, Desrochers/Allard) are Phase 2, which is in concept design, not construction. Buy the home and the school; let Phase 2 be upside, not the reason.
- School overflow is a real Heritage Valley topic. When a K–9 is at capacity, the board designates an overflow school (Fahlman → Johnny Bright is the live example). "There's a school in my neighbourhood" and "my child is designated to it" are different sentences — we confirm designation and enrolment status by address before you offer.
- New-build vs. resale is a live comparison here. Allard's deeper resale bench competes with active builder phases in Chappelle and Desrochers — GST, landscaping and fencing on new builds vs. finished homes on completed streets. We price both.
- The Town Centre is a plan, not a place (yet). Heritage Valley Town Centre is the area's planned mixed-use core on the Phase 2 LRT line. Homes near its site are priced partly on that future — worth knowing which part of a list price is the future.
Who Heritage Valley suits
- New-build and nearly-new buyers — active builder phases across all three anchor neighbourhoods.
- Young families — three public K–9s, an AP senior high, and parks/trails built with the phases.
- Relocators to Edmonton — a complete, legible new area: schools open, transit centre operating, LRT visibly coming.
- Transit-horizon investors — Phase 1 now, Phase 2 stations planned inside the area — with eyes open about timelines.
- Sellers — early Allard/Chappelle owners now compete with builder inventory; finished basements, landscaping and fencing are the resale edge.
