Looking across the North Saskatchewan River valley to downtown Edmonton from Highlands

Highlands is one of Edmonton's original character neighbourhoods — a small, historic district in the northeast built largely in the 1910s and 1920s along Ada Boulevard, the river-valley drive that runs along its edge. Its Craftsman bungalows and character homes sit on mature, tree-lined streets beside Concordia University of Edmonton, and it suits character-home buyers, downsizers who want to stay in a walkable historic district, and infill buyers looking for the northeast's best lots — all roughly 10 minutes from downtown.

  • Detached / single-family: 41 sold · median $460,500 · median 27 days on market
  • Condo: only one condo sale in the window ($141,000) — too small a sample to quote as a condo figure, so it is counted in the overall numbers above rather than split out.
  • Scope: Highlands (Edmonton) MLS community

Source: REALTORS® Association of Edmonton MLS® sales recorded in an RAE Paragon sold-data export for Highlands provided October 28, 2026 (November 7, 2025 – October 27, 2026, 42 sales). Stats refresh quarterly.

Highlands is a small neighbourhood and 42 sales is a small sample — a handful of high or low sales moves these figures, so price any individual home from street-level comparables, not the neighbourhood median alone.

Schools serving Highlands

Checked October 2026 against Edmonton Public Schools (epsb.ca) sources (verified Oct 22, 2026). School boundaries and programs change — confirm designation with the school board before you buy.

Edmonton Public Schools

  • Highlands School (K–9) — in the neighbourhood itself, and an Arts Core school: visual and performing arts integrated through the program, per the school's own site. A genuine draw for arts-focused families. https://highlands.epsb.ca/

Edmonton Catholic Schools: no Catholic designation is stated for Highlands on this page — the Oct 2026 schools pass could not confirm one from an official ECSD page, so the designation is being resolved in ECSD's find-a-school tool and this section will be added once it is board-confirmed.

My local favorites in Highlands

  • Ada Boulevard — the valley-edge drive and its lookouts: the view across to the downtown skyline and up the river is why Highlands exists where it does, and the boulevard homes are the neighbourhood's premium addresses.
  • Concordia University of Edmonton — a small university in the middle of the neighbourhood: it animates the streets, anchors local cafés and rentals, and gives Highlands a campus-town energy rare in a historic district.
  • The Highlands main-street strip (112 Avenue) — local shops and services serving Highlands and neighbouring Beverly.
  • Highlands Golf Club — the valley-side course on the neighbourhood's edge.
  • Borden Park, just west — one of the city's classic parks, minutes from Highlands' west edge.

Insider tips for Highlands

  • Character homes are a two-sided coin. The same 1912 build date that gives you hardwood, fir trim and real plaster also means a century of systems. Highlands buyers should budget for the inspection findings — electrical, plumbing, foundation — and price them in, in either direction.
  • Ada Boulevard and the valley-adjacent streets price apart from the interior. Two Highlands homes can legitimately differ by a wide margin on view and lot alone. Compare on the same street class.
  • The Concordia effect is real for investors. A small university in a small neighbourhood means steady rental demand for well-kept character homes and legal suites near campus.
  • Highlands is small — listings are events. Few homes sell here in a year. Sellers who prepare properly meet buyers who have been waiting; buyers should be pre-approved before the right listing appears, not after.

Who Highlands suits

  • Character-home buyers — 1910s–20s Craftsman bungalows and historic homes that new suburbs can't replicate.
  • Downsizers — bungalow stock, a walkable historic district, and Arts Core/community life around Concordia (SRES® fit).
  • Infill and suite investors — mature lots and campus-adjacent rental demand.
  • Arts-focused families — Highlands School's Arts Core K–9 is a program you choose a neighbourhood for.
  • Sellers — thin supply and a waiting buyer pool: preparation and pricing, not exposure, decide the result.
