Boardwalk Just Sold 536 Edmonton Suites for $106.5M — What $199K a Door Tells Investors About Edmonton Rentals

By Travis Bannert, Realtor and Mortgage Broker

One of Canada's largest landlords just priced Edmonton rental housing in public: Boardwalk REIT, in its Q3 2026 results released November 3, 2026 (CNW), finalized the sale of three Edmonton communities — Northridge Estates, Parkview Estates and Riverview Plaza — totalling 536 suites for $106.5 million gross, about $199,000 per suite at a 5.2% exit cap rate. For anyone buying, selling, or holding rental property in Edmonton, that is a hard, current benchmark — not an asking price, a closed institutional trade.

The details that matter are in the same release. Boardwalk REIT, Q3 2026 (CNW, Nov 3, 2026): the three communities averaged a 1976 build year, and CEO Sam Kolias said, "Edmonton, our largest market, offering compelling relative value and remaining among Canada's most affordable major rental markets." Same-property occupancy held at 97.0% in Q3 2026 even as same-property NOI slipped 1.1%, which Boardwalk attributed mainly to higher property taxes — the same cost pressure every Edmonton landlord is working through this budget season.

What $199K a door means if you are buying a rental in Edmonton

A closed trade at $199,000 per suite for 1976-vintage product sets the reference point for your own math. Small landlords cannot buy at REIT scale, but the cap-rate logic is identical: at a 5.2% exit cap, the buyer was paying for durable occupancy (97.0%) in Canada's most affordable major rental market, not for speculative rent growth. If a listing you are chasing is priced well above $199K a door for comparable vintage and condition, the burden of proof is on the rent roll — current leases, not hoped-for ones. If it is priced below, check why: deferred maintenance, vacancy history, and the property-tax line are where the discount usually hides.

What it means if you are selling a rental or a suite property

Institutional buyers are active in Edmonton at full private-market values — Boardwalk described its 2026 sales program exactly that way — but they buy on verified income. Sellers who document occupancy, lease terms, tax and utility costs, and recent capital work get priced on evidence; sellers who estimate get discounted for the unknowns. The tax pressure in Boardwalk's own results (Q3 2026 NOI down 1.1% mainly on property taxes) is also your buyer's first question, so have the current assessment and tax figures ready before you list. What it means for Edmonton homeowners who never buy a rental

A 97.0%-occupied portfolio, a landlord calling Edmonton its largest and most affordable major market, and a nine-figure trade for older buildings all point the same direction: demand for Edmonton housing — rented and owned — is being underwritten by professionals with their own money. That supports the resale market your home sells into, especially at price points a median income can still carry.

Frequently asked questions

How much did Boardwalk get per suite in Edmonton?

$106.5 million for 536 suites works out to about $199,000 per suite (Boardwalk REIT, Q3 2026 results, CNW, November 3, 2026), at a 5.2% exit cap rate, with a $38.3 million mortgage at 4.25% assumed or paid out.

Which Edmonton communities did Boardwalk sell?

Northridge Estates, Parkview Estates and Riverview Plaza — three Edmonton communities totalling 536 suites, finalized after the September 30, 2026 quarter end and reported November 3, 2026.

Is Edmonton still a good market for small rental investors?

The institutional evidence is supportive — 97.0% same-property occupancy and a closed $199K-per-door trade — but small-landlord returns turn on your specific building's rent roll, taxes and condition. Run the per-door and cap-rate math on the actual property before you offer.

Why did Boardwalk sell if Edmonton is its largest market?

Boardwalk described its 2026 sales as capital recycling at full private-market values — selling selected communities, including non-core assets, and redeploying into unit buybacks and newer product. The Edmonton trade was part of that program, not an exit from Edmonton.
