Edmonton Housing Market, October 2026: Sales Cool, Inventory Up 15% — and Condos Take the Hit

By Travis Bannert, Realtor and Mortgage Broker

Edmonton's market cooled seasonally in October 2026: the REALTORS® Association of Edmonton (RAE), in its monthly release dated November 3, 2026, reported 1,882 sales in the Greater Edmonton Area — down 3.5% from September and 8.3% from October 2025 — while inventory sat 15.2% higher than a year ago. Translation: buyers have more choice than last fall, sellers face more competition, and apartment condos are the soft spot, with sales down 30.9% year over year.

RAE, November 3, 2026: detached sales fell 5.3% month over month, semi-detached sales rebounded 16.1% month over month and 12.4% year over year, row/townhome sales rose 6.5% month over month, and apartment condo sales dropped 19.6% in the month and 30.9% versus October 2025. RAE Chair Darlene Reid: "Activity is tapering off seasonally… We're likely to see gains stall or reverse as the year comes to a close," adding that "this season is when serious buyers are looking."

What October means if you are buying in Edmonton

More inventory (+15.2% year over year, RAE, Nov 3, 2026) with fewer competing buyers is the friendliest negotiating setup buyers have had this year — especially in condos, where a 30.9% year-over-year sales drop means sellers know they have to compete on price, condition, and documents. Semi-detached is the exception to shop carefully: sales jumped 16.1% in the month, so good semi-detached listings are still moving. Practical moves: get your pre-approval current before you shop (rates moved after the October Bank of Canada decision), keep your inspection and financing conditions where you can, and use the slower pace to actually compare sold prices on the street — not just asking prices.

What October means if you are selling in Edmonton

Do not read a seasonal cool-down as a reason to wait for spring by default. RAE's own chair makes the point: this is when serious buyers are looking — but with inventory up 15.2% year over year, your listing is being compared against more alternatives, so pricing from current sold comparables (not summer's) and presentation are what separate the homes that sell from the ones that sit. Detached sellers: the average detached price slipped 3.4% in the month to $550,510 (RAE, Nov 3, 2026), so an aspirational price now costs you the serious-buyer window. Condo sellers: expect a longer conversation — price, condo fees, and reserve-fund health are the first three things buyers will test.

Frequently asked questions

How many homes sold in Edmonton in October 2026?

1,882 sales in the Greater Edmonton Area in October 2026, down 3.5% from September and 8.3% from October 2025 (REALTORS® Association of Edmonton, November 3, 2026).

What was the average home price in Edmonton in October 2026?

The average residential price was $457,641, down 2.0% from September and up 0.5% year over year. Detached homes averaged $550,510 and apartment condos averaged $213,245 (RAE, November 3, 2026).

Is it a buyer's market in Edmonton right now?

It is moving toward balance with a buyer lean in some segments: inventory is 15.2% higher than October 2025 and sales are down, which gives buyers more choice and negotiating room — most clearly in apartment condos, where sales fell 30.9% year over year (RAE, November 3, 2026).

Should I wait until spring to sell my Edmonton home?

Not automatically. Fall and winter buyers are typically more serious, and there is less listing competition than spring — but with inventory already up 15.2% year over year, pricing to current sold comparables matters more than the season. A home evaluation based on recent sales is the right starting point.
