The Alberta Advantage: What Your Home Equity Buys in Edmonton vs. Vancouver and Toronto

If you own a home in Vancouver or Toronto and a move to Alberta is even a maybe, run this math before you browse a single listing — because the gap is not a rounding error.

In October 2026, a typical detached home in Metro Vancouver benchmarked at $1,775,200. The average detached home in the Toronto area sold for $1,310,627. In the Edmonton region over the last 60 days (Aug 30 – Oct 28, 2026), 3,875 homes sold and the median detached home went for $459,950 — the median condo for $224,000, and almost 70% of everything sold closed under $500,000.

Sell a typical Vancouver detached home, buy a typical Edmonton one, and the difference is more than $1.3 million. For a lot of families that means mortgage-free, or a much smaller mortgage with a serious cushion left over.

The tax edge, part one: closing day

Alberta has no land transfer tax. You pay a Land Titles registration fee of a few hundred dollars, and that is it. Buy that benchmark Vancouver home in B.C. and the property transfer tax alone works out to roughly $33,500. Buy the average Toronto-area detached home and Ontario's land transfer tax is about $22,700 — and inside Toronto the city charges a second, municipal land transfer tax on top.

The tax edge, part two: every day after

Alberta is the only province in Canada with no provincial sales tax — just the 5% federal GST, against 13% HST in Ontario and 12% combined in B.C. Renovations, furniture, a vehicle: the gap quietly keeps paying you, month after month.

And the market here is not asleep

In the last full week of October 2026, 326 homes sold across the Edmonton region at a median of $423,500, in about 35.5 days, at 97.8% of asking. Homes move here — you just don't need seven figures to buy one.
