Bungalows in Edmonton: Why One-Level Living Appeals to Downsizers and First-Time Buyers

A bungalow puts your main living — kitchen, living room, primary bedroom and laundry in the best examples — on one level, which is why Edmonton bungalows appeal to both downsizers avoiding stairs and first-time buyers who want a house in a mature neighbourhood. That one-level premium is real, and so are the older systems many bungalows carry.

Where are Edmonton's bungalows, and why do they cost more per square foot?

Most bungalows sit in post-war mature neighbourhoods on larger lots than new subdivisions offer. You are paying for three things at once: one-level living, a mature lot and location, and land that infill builders also value. Smaller above-grade square footage spread over a full basement and a wide lot means the price per above-grade square foot looks high until you compare what the lot and location would cost any other way.

What should downsizers check beyond "no stairs"?

Check where the laundry actually is — many older bungalows keep it in the basement, which quietly reintroduces the stairs you moved to avoid. Check bathroom access on the main floor, entry steps, hallway and door widths, and whether a walk-in shower exists or can be added. Then check the aging-in-place basics I cover in the Downsizing and Seniors Guide: a bungalow that works at 68 should still work at 78.

As an SRES® Seniors Real Estate Specialist®, I walk downsizers through exactly these checks — my SRES Realtor Edmonton page explains how that planning works.

What should first-time buyers check?

The systems. A 1950s or 1960s bungalow may carry an older furnace, older wiring or plumbing, and a roof with limited life left — the budget items in my guide to the hidden costs of old Edmonton homes. An inspection condition is not optional on a home of this age; it is how you price the plan. Balance that against the upside: mature trees, an established street, and a basement with real development potential.
