Downsizing Your Home in Edmonton: A 6-Month Plan for Seniors Selling the Family Home

The best time to downsize in Edmonton is about six months before you want to move — not the month you feel ready to leave. Selling the family home takes longer than it used to (44 days on average in September 2026, and about 50 days for condos), and a calm, staged plan lets you sell on your timeline instead of a rushed one. Here is the six-month plan I walk through with Edmonton seniors and their families.

Is now a good time to downsize in Edmonton?

For most downsizers, yes — with the right expectations. September 2026 numbers from the REALTORS® Association of Edmonton show a balanced market: detached homes averaged $569,820 (up 2.9% from last year), while apartment condos — the most common downsizing destination — averaged $208,672. That gap is the opportunity: the equity in a detached family home can buy a low-maintenance condo outright in many cases, with money left over. The caution is timing: with 8,062 homes on the market, buyers have choices, so your home needs to be priced to recent sales, not spring hopes.

The 6-month downsizing plan

Months 1–2: Decide where you're going first. Visit 55+ communities, bungalow villas, and condo buildings before you list anything. Knowing your next home — and its monthly condo fees and rules — tells you exactly how much you need from your sale. My Downsizing & Seniors Guide walks through the Edmonton options side by side.

Months 2–3: Sort, don't move yet. Go room by room with family. Keep, gift, donate, sell. This is the stage everyone underestimates — a house lived in for 25 years takes weeks, not a weekend, to sort with care.

Month 3: Get the real number. Before any repairs, find out what your home is worth as it sits today. Start with a free home evaluation — I'll compare it against recent sold prices in your neighbourhood, not online estimates. Then we decide together which small fixes (paint, lighting, a furnace service record) actually pay back.

Month 4: Prepare and book your next home. If you're buying a condo, this is when we shop seriously — condos are taking about 50 days to sell, which also means sellers are negotiating. An SRES®-designated agent works specifically on this kind of move; see how that works on my SRES® Realtor in Edmonton page.

Month 5: List with a plan, not a hope. Price to the most recent comparable sales. In a 44-days-on-market city, the first two weeks are your best window — a right-priced home gets the serious buyers while it's fresh.

Month 6: Sequence the moves. We align your sale closing with your purchase or community move-in date so you move once, directly, with your essentials — never twice, never into storage limbo.

What if I'm helping a parent downsize?

Start with the conversation, not the listing. Bring your parent the plan above, get the home's real value on paper, and tour one or two communities together so the move feels like a choice, not an event happening to them. Executors and families handling an estate sale can follow the same timeline — the sorting and valuation steps simply come first.

Thinking about a move in the next year? You don't need to be ready to list to start the conversation. Call me and we'll map your six months, at your pace.
