Edmonton's housing market this week is balanced — not booming, not falling. The latest verified numbers (the REALTORS® Association of Edmonton's September 2026 release, still the freshest full data available) show 1,959 sales, an average price of $466,080 that is still up 2.9% from last year, and inventory 16.7% higher than a year ago. What changed this week is the conversation around those numbers: a new third-quarter report confirms Edmonton held up better than Canada as a whole, and a Bank of Canada decision on October 28 has buyers and sellers asking whether to move now or wait.

By property type in September: detached homes averaged $569,820 (up 2.9% year over year), semi-detached $412,974, row/townhomes $289,640, and apartment condos $208,672. Condos took the longest to sell at about 50 days on average; detached homes moved fastest at about 42 days.
What changed this week?
Two things. First, Royal LePage's Q3 2026 report (released October 15) put Edmonton's aggregate home price at $479,500 — up 0.7% from a year ago while Canada's aggregate fell 0.8%. Edmonton is still one of the most affordable major markets in the country, and it held steadier than most this quarter. Royal LePage now forecasts Edmonton will finish Q4 2026 about 2.0% above Q4 2025, though that forecast was revised downward.
Second, the Bank of Canada makes its next rate decision on October 28. The policy rate has sat at 2.25% since October 2025, but September inflation came in at 3.1%, so a hold is no longer a sure thing in market commentary. For anyone buying this fall, that decision matters more than any headline about prices.
As RAE Board Chair Darlene Reid put it in the September release: sales slowed "with the arrival of the new school year," average price is "still holding onto the gains it has made in 2026," and rising inventory "could soften that growth even further."
What does this mean for Edmonton buyers?
More choice and more time than you've had in years — 8,062 homes were listed at month end, and homes are taking 44 days on average to sell. That means you can compare, negotiate, and keep your conditions in place on most listings. The exception is a well-priced detached home in a popular neighbourhood: those still move. Get your pre-approval and rate hold in place before October 28 so a rate move doesn't change your budget mid-search.
"His negotiation skills secured the best deal, and he made the whole process stress-free. I'm now happily settled in my dream home." — Shahab Ghorbani, Google review
What does this mean for Edmonton sellers?
Pricing to recent sold data — not to what your neighbour asked in the spring — is what sells in a 44-day market. With roughly two new listings arriving for every sale, buyers can skip an overpriced home and wait for the next one. Homes priced right are still selling, and prices overall are holding their 2026 gains. Thinking of downsizing this fall?
A balanced market cuts both ways for downsizers: you have more choice on the buying side (condos averaged $208,672 in September) and more time to plan the sale of the family home. As an SRES®-designated REALTOR®, I help Edmonton seniors time both moves together — see my SRES® seniors real estate services and the free Downsizing & Seniors Guide.
