If you bought a new Edmonton home in the last year, book an independent inspection at about the 11-month mark — before the broad first-year coverage under Alberta's mandatory 1-2-5-10 new home warranty steps down. The first year covers materials and labour defects most broadly; after that, coverage narrows to specific systems (delivery and distribution to year two, the building envelope to year five, structural to year ten). Defects documented inside year one are claims. The same defects noticed in month fourteen are often just your repair bill.

Why month 11 and not month 6 or month 12?
Month 11 gives your home almost a full Edmonton year: a heating season that opens settlement cracks and tests the furnace, freeze-thaw cycles on grading and concrete, and spring melt that exposes drainage problems. It also leaves a few weeks to file documented claims before the anniversary — filing at month 12 plus a day is too late for year-one items. Put the date in your calendar on possession day, the same way you would a furnace filter schedule.
What should the inspection focus on?
Nail pops and cracks beyond normal settling, doors and windows that no longer seal, grading that now slopes toward the foundation, attic insulation and ventilation signs, plumbing drips under sinks, GFCI and electrical quirks, and any item from your possession walkthrough that was "fixed" but has returned. Compare findings against your walkthrough list from my final walkthrough vs warranty inspection guide, and keep the warranty structure itself straight with the Alberta new home warranty explainer.
How do you turn findings into completed repairs?
Submit everything in writing through the builder's warranty process in one organized list, with photos and the inspector's report attached, and keep copies with dates. Group items clearly, be specific about locations, and follow up on a schedule — warranty work competes with the builder's new construction, and documented, polite persistence is what moves your file. If an item is refused, your warranty provider's claim process is the next step, and the inspection report is your evidence.

Buying new instead of already owning?
Then this is a clause in your plan from day one: choose possession timing knowing the 11-month date will land in a useful season, and budget the inspection as part of the purchase, not an optional extra. Create a free account to see new Edmonton listings the day they hit the market to compare new-build options, and I will map the warranty calendar with you before you sign.
