Edmonton-area homes kept selling through a rate-hike week. Paragon MLS sales, Oct 24–30, 2026: 326 sales, median $423,500, median 35.5 days on market, and a median 97.8% of asking. Forty-nine homes — 15%, about one in seven — sold at or above asking, down from about one in five the week before. That is a balanced market doing what balanced markets do: well-priced, well-kept homes still earn strong results, and everything else waits.

- Total sales: 326 (week before, Oct 17–23: 417)
- Median sale price: $423,500 (week before: $417,500)
- Average sale price: $453,409 — total volume $147,811,299
- Median days on market: 35.5 (week before: 36)
- Median sold-to-asking: 97.8%
- Sold at or above asking: 49 homes (15.0%; week before: 81 homes, 19.4%)
By property type — Paragon MLS sales, Oct 24–30, 2026
- Single-family: 262 sales, median $451,500, median 36 days on market (week before: 320 sales, median $453,075)
- Condos: 64 sales, median $266,500, median 34 days on market (week before: 97 sales, median $224,000)
The condo median jump is a mix shift, not a price surge — fewer entry-level condo sales closed this week and more higher-end ones did. Read the median as “what the typical closing looked like,” not “condos cost $42,500 more than last week.”

Top areas by sales volume
Westpark (Fort Saskatchewan), Kinglet Gardens, and Keswick tied at the top with 5 sales each, followed by Belvedere, Evansdale, Summerside, Laurel, and Desrochers Area at 4 each. No single area ran away with the week — sales were spread across the region.
Fastest-selling areas
On the fixed franchise measure (areas with 5 or more sales in the window), only three areas qualified this week: Kinglet Gardens (median 42 days, 5 sales), Keswick (median 47 days, 5 sales), and Westpark, Fort Saskatchewan (median 47 days, 5 sales). On a wider look (areas with 3 or more sales), the fastest medians were Brentwood in Sherwood Park at 10 days (3 sales), Glastonbury at 17 days (3 sales), and Lakeland Ridge and Wild Rose at 18 days each (3 sales each). Small samples move fast in both directions — read the 3-sale figures as signals, not trends.
What this means if you’re buying
Choice is real right now, and so is competition for the right homes. With a median of 35.5 days on market and roughly one in seven homes still going at or over asking, the winning move is not “wait for a crash” — it is being ready: a real pre-approval (not a rate hold and a hope), a short list of streets you would actually live on, and an offer written to the specific home in front of you. The areas above show the split plainly: in Brentwood the typical home was gone in 10 days; in slower pockets you have time to think, inspect, and negotiate. Same city, same week — your strategy has to match your street.

What this means if you’re selling
The over-asking share fell from about one in five to about one in seven in a single week. In a balanced market, over-asking results are earned by pricing and condition, not given. Homes that show well and price to the recent sold data on their own street are still moving in two to five weeks; homes priced on spring’s market or on hope are the ones accumulating days — and days on market is the number every buyer checks first. If you are thinking about a fall or winter list, start with what your home would actually sell for against the last 90 days on your street, not an automated guess.

One honest timing note
This week contains the Bank of Canada, Oct 28, 2026 decision, which raised the policy rate to 2.50% and took prime to 4.70%. But these are completions — deals signed weeks ago. The hike’s real effect shows up in November’s new contracts, and this report will be watching for it in the weeks ahead.
Frequently asked questions
How many homes sold in the Edmonton area last week?
Paragon MLS sales, Oct 24–30, 2026: 326 homes sold, at a median price of $423,500 and a median of 35.5 days on market (REALTORS® Association of Edmonton MLS® sales, RAE Paragon exports, firmed Nov 2, 2026).
Did Edmonton home prices go up or down last week?
The median sold price ticked up — $423,500 vs $417,500 the week before (Oct 17–23, 2026). One week is not a trend; the honest read is a balanced market holding its level through a rate-hike week.
How long does it take to sell a home in Edmonton right now?
The median was 35.5 days for Oct 24–30, 2026 — 36 days for single-family homes and 34 days for condos — but it varies sharply by area, from a median of 10 days in Brentwood (Sherwood Park, 3 sales) to much longer in slower pockets.
Are homes selling over asking in Edmonton?
Some are: 49 of the 326 sales (15%, about one in seven) closed at or above asking in Oct 24–30, 2026, down from about one in five the week before. Over-asking results track pricing and condition, not the calendar.
