767 condos sold in Edmonton from August 28 to October 27, 2026 — $181.8 million in total sales at a median price of $214,900. Condos are the slowest-moving part of the Edmonton market right now, and that cuts both ways: buyers have selection and negotiating room, and sellers who price to the data are still getting deals done.

Apartment condos vs. townhouse-style condos
The word "condo" covers two very different products in Edmonton, and they behaved differently over the last 60 days:
| Type | Sold | Median price | Median days on market |
|---|---|---|---|
| Apartment-style condos | 401 | $175,000 | 43 |
| Townhouse-style condos | 297 | $265,000 | 36 |
| Bungalow-style condos | 59 | $252,000 | 43 |
| Lofts | 6 | $342,100 | 27 |
| Penthouses | 2 | $422,500 | 40 |
Apartment-style units are the volume story — more than half of all condo sales — and the slowest to sell. Townhouse-style condos, which live more like houses, sold about a week faster and for a median $90,000 more.
Where the money went: price bands
| Price band | Sold | Share of sales |
|---|---|---|
| Under $150,000 | 139 | 18.1% |
| $150,000–$200,000 | 190 | 24.8% |
| $200,000–$250,000 | 155 | 20.2% |
| $250,000–$300,000 | 106 | 13.8% |
| $300,000–$400,000 | 138 | 18.0% |
| $400,000–$500,000 | 22 | 2.9% |
| $500,000+ | 17 | 2.2% |
Almost two out of three condos sold (63.1%) changed hands under $250,000, and more than three out of four (76.9%) sold under $300,000. This is overwhelmingly an entry-level and investor market right now — the high end exists, but it is thin.

*Final row is a partial week (October 23–27, the day this data was pulled).
Sales volume eased as the fall went on — from 106 sales in the first week to 73 in the week of October 16–22 — while the median price held in a narrow band between $205,000 and $225,950. Prices are not falling; volume is cooling seasonally.

The downtown core dominates: Wîhkwêntôwin and Downtown together account for 94 of the 767 sales (12.3%). They also take the longest to sell — a median of 51 and 53 days — which is exactly where buyers currently hold the leverage. The fastest action in the top 15 was Central Mcdougall at a median of 28 days, where the median price was just $115,000.

- #3401 11969 Jasper Avenue NW (Pearl Tower), Wîhkwêntôwin — $1,750,000. 3 bedrooms, 3,368 sq ft. It took 150 days — even landmark towers need patience at this price point.

What this means for condo buyers
This is the friendliest condo-buying environment Edmonton has offered in a while. A median of 41 days on market and a median sale at 96.8% of asking means most sellers expect to negotiate — and with 63.1% of sales under $250,000, the entry point for first-time buyers is real. Downtown and Wîhkwêntôwin give you the most choice and the most leverage.
Two cautions from the data. First, only 15 of 767 condos sold in a week or less — but the well-priced ones in student- and transit-friendly areas like Garneau, Macewan and Rutherford still moved in about five weeks, so a good unit at a fair price is not a licence to lowball. Second, price is only part of the cost: among the condos that sold, the median monthly condo fee was $441.83. Always read the reserve fund study and the condo documents before you write an offer — a cheap unit in a building facing a special assessment is not cheap.
Investors: sub-$200,000 apartment units near the core are trading in volume (329 sales under $200,000), and the fee and reserve-fund picture is what separates a cash-flowing unit from a money pit.

What this means for condo sellers
The headline numbers are not bad news — 767 buyers closed in 60 days — but they are specific news. The median condo took 41 days and sold for 96.8% of asking, and apartment-style units took the longest. If your condo is priced off a neighbour's 2024 sale or a hopeful round number, the fall market will let it sit while the correctly priced unit down the hall sells.
What worked: townhouse-style condos sold a week faster than apartments at a median of $265,000, and the sales that beat asking (88 of them) were concentrated where selection is thin. What did not work: the luxury end, where two of the five biggest sales needed 149–150 days. Price to the last three comparable sales in your building or complex — not the most optimistic one — and make sure your condo documents and reserve fund information are ready for buyers before you list.
