Edmonton Housing Market, September 2026: Sales Slowed, Prices Held — What It Means for Buyers and Sellers

Edmonton's housing market cooled on volume in September 2026 — 1,959 homes sold, down 10.3% from a year earlier — but prices did not follow sales down. The average selling price rose 2.9% year over year to $466,080, and detached homes averaged $569,820, also up 2.9%. With 8,062 homes listed for sale (up 16.7% year over year) and the average home taking 44 days to sell, Edmonton is a balanced market tilting toward buyers — one where strategy matters more than speed.

The numbers (REALTORS® Association of Edmonton, September 2026):

- Sales: 1,959 (down 8.8% from August, down 10.3% year over year)

- New listings: 3,864 (up 11.3% year over year)

- Active inventory: 8,062 homes (up 16.7% year over year)

- Average price: $466,080 (up 2.9% year over year); benchmark price $423,100 (down 0.3%)

- Detached average: $569,820 (up 2.9%); semi-detached $412,974; townhouses $289,640 (down 4.5%)

- Average days on market: 44

What it means if you're selling: Buyers have choice now — roughly four months of inventory — so the homes that sell are the ones priced off recent sold data, not a neighbour's asking price. Overpricing in this market doesn't leave room to negotiate; it leaves your home sitting while better-priced listings sell around it. Presentation and a realistic first price matter more than they did in 2022.

What it means if you're buying: You have time and negotiating room that didn't exist a few years ago — conditions, inspection, and price movement are all back on the table on most listings. The catch: well-priced homes in good areas still move. Getting pre-approved before you shop means you can act when the right one appears instead of starting your paperwork then.

The RAE's chair has said sales are unlikely to rebound until after the year end, which makes the fall and winter a planning season: sellers who prepare and price properly still sell, and buyers who are ready can negotiate from strength.
