Edmonton's housing market this week is quieter on the supply side: only 743 new listings came to market in the Greater Edmonton Area during the week of October 7–13 — down 17% from the week before — while 408 homes sold. The latest full-month numbers (September, from the REALTORS® Association of Edmonton) still describe a balanced market, and with inflation data landing October 19 and a Bank of Canada decision on October 28, this week is really about positioning for what comes next.

What are the latest Edmonton housing numbers?
Weekly snapshot — Greater Edmonton Area, October 7–13, 2026 (RAE MLS® System data):
| Week of Oct 7–13, 2026 | Value | Change vs prior week |
|---|---|---|
| New listings | 743 | −17% |
| Residential sales | 408 | −7% |
| Average sale price | $440,000 | −6% |
| Median sale price | $420,000 | −1% |
One week of sales mix can swing an average price — a few high-end closings one week and none the next moves the average far more than the median, which barely moved. Read the weekly numbers for direction (fewer fresh listings, slower sales), and the monthly numbers for value.
Latest full month — September 2026 (REALTORS® Association of Edmonton release, October 2, 2026 — still the latest available full-month numbers):
| September 2026 | Value |
|---|---|
| Sales | 1,959 (−10.3% vs Sept 2025) |
| New listings | 3,864 (+11.3% vs Sept 2025) |
| Inventory at month end | 8,062 (+16.7% vs Sept 2025) |
| Average price (all residential) | $466,080 (+2.9% vs Sept 2025) |
| MLS® HPI benchmark price | $423,100 (−0.3% vs Sept 2025) |
| Average days on market | 44 days |
By property type in September: detached homes averaged $569,820, semi-detached $412,974, row/townhomes $289,640, and apartment condos $208,672.
What changed this week?
Two things outside the MLS®. First, Statistics Canada reported on October 19 that September inflation rose to 3.1% — but almost all of the increase was gasoline, up 27.8% year over year. Excluding gasoline, inflation actually slowed to 2.2%, and grocery inflation eased to 1.7%, its slowest pace since May 2024.
Second, that inflation report was the last major data release before the Bank of Canada's October 28 rate decision. The policy rate has sat at 2.25% since October 2025. Whether the Bank holds or moves next Wednesday, fixed mortgage pricing can shift with bond markets before any announcement — so buyers mid-search should have a rate hold in place now, not after the headline.
What does this mean for Edmonton buyers?
Fewer new listings means the freshest homes are scarcer than they were in September — but with 8,062 homes in inventory at month end and homes taking 44 days on average to sell, you still have time to compare and keep your conditions on most listings. The practical move this week: get your pre-approval and rate hold locked in before October 28 so a rate change doesn't quietly shrink your budget while you're looking at homes priced off September's numbers.
"He was fast, reliable, and super friendly… I was on a very short timeline so I owe it to him for making everything come together." — Jay, Google review
What does this mean for Edmonton sellers?
A 17% drop in new listings is a small window of reduced competition: a well-priced, well-presented home listed now faces fewer brand-new rivals than it did two weeks ago. That window only helps if you price to recent sold data — in a 44-day market, buyers skip overpriced homes and wait. Thinking of downsizing this fall?
A balanced market cuts both ways for downsizers: more choice on the buying side (apartment condos averaged $208,672 in September) and more time to plan the sale of the family home. As an SRES®-designated REALTOR®, I help Edmonton seniors time both moves together — see my SRES® seniors real estate services and the free Downsizing & Seniors Guide.
Question for you: are you making your move before the October 28 rate decision, or waiting to see it? Call me and let's talk through what it means for your address, not just the averages.
