The final walkthrough and the warranty inspection are not the same event, and confusing them costs new-home buyers money. The walkthrough happens just before possession and records the home's condition on day one — cosmetic damage, incomplete items, and anything that does not match the contract. A warranty inspection happens months later, near a coverage milestone, and hunts for defects that only appear after the home has been lived in through Edmonton's seasons. You need both, done deliberately.

What happens at the pre-possession walkthrough?
You, the builder's representative, and ideally your Realtor walk every room with the contract and selection sheet in hand. Test taps, toilets, appliances, windows and doors; photograph scratches, chips and unfinished items; and get every deficiency written on the builder's form before keys change hands — items recorded at walkthrough are far easier to get completed than items raised later from memory. This is also when you confirm the big inclusions match what you bought. If you are early in the process, my Edmonton new-build construction guide maps the full sequence from lot selection to this day.
What does a warranty inspection catch that a walkthrough cannot?
Settlement cracks that open over the first heating season, grading and drainage problems revealed by spring melt, windows that fog or stick once humidity changes, and mechanical quirks that need weeks of use to surface. Alberta's mandatory 1-2-5-10 new home warranty ties different systems to different coverage windows — materials and labour, delivery and distribution systems, the building envelope, and structural integrity — so an independent inspection timed before a window closes turns "we noticed something" into a documented claim. My explainer on Alberta new home warranty coverage lays out what each window actually covers.
Should you hire your own inspector for a brand-new home?
Yes — the builder's quality checks protect the builder's process, not your claim record. An independent inspector at possession (or just before) and again near the end of the first year gives you third-party documentation while coverage is strongest. Create a free account to see new Edmonton listings the day they hit the market if you are comparing builders, and bring the inspection plan into the contract conversation before you sign, not after.
"He was fast, reliable, and super friendly… I was on a very short timeline so I owe it to him for making everything come together." — Jay, Google review
The simple rule
Walkthrough = what the home is on possession day, documented. Warranty inspection = what the home proves to be after living in it, documented before coverage steps down. Skip either one and you are relying on memory against deadlines.
