The $400,000–$500,000 band is the heart of this market — more than a third of all sales — and almost three out of four homes (72.3%) sold under $500,000. There is a top end (one sale over $800,000), but Fort Saskatchewan trades on family homes, not luxury listings.

Volume was steady all fall — 11 to 20 sales a week with no dead stretch — and the weekly median stayed in a band between $405,000 and $480,000. The busiest week was the most recent full one (20 sales, October 16–22), which is not the usual late-October pattern.

River Pointe recorded one sale ($425,000). Westpark and South Fort together account for 61 of the 130 sales (46.9%) — nearly half the city's market in two neighbourhoods. The fastest action was in the newer south-side areas: Westwood Trails at a median of 15 days and Pineview at 16. Westpark is the volume leader but slower (a median of 37 days), which is where buyers there hold some leverage. Sherridon Heights is the entry point, with a median of $284,900.

Notable sales

  • 80 Ellison Cove, South Fort — $845,000. The top sale of the period: a two-storey that sold in 21 days.
  • 81 Mockingbird Crescent, South Fort — $757,500. The patience award: this two-storey took 245 days to sell — proof that even in a fast market, the wrong starting price costs you a season.
  • 357 Meadowview Drive, South Fort — $717,000. Sold in 24 days, right at the city median pace.
  • 42 Westwood Wynd, Westwood Trails — $697,500. Sold in 15 days in the city's fastest neighbourhood.
  • 6 Westpark Road, Westpark — $695,000. The fastest of the big sales: 6 days.

South Fort took the top three sales of the period — the city's newer south end is where the top of the market lives right now.

What this means for buyers

Fort Saskatchewan is not a discount version of Edmonton — it is a pace and product difference. Single-family homes here had a median of $455,000 over the last 60 days, essentially identical to Edmonton's non-condo median of $454,500 over the same period. What you get instead: a median of 24 days on market (Edmonton non-condo homes took a median of 32), newer housing stock — the median Fort Saskatchewan home that sold was built in 2008, and 73.8% of sales were homes built in 2000 or later — and a market where the $400,000–$500,000 family-home band has real selection (47 sales in 60 days).

The catch: a quarter of sellers got asking price or better, and the good homes in Pineview, South Pointe and Westwood Trails moved in 15–19 days. If you are shopping the south side under $500,000, be ready to move — and expect to pay close to asking on the well-priced listings.

What this means for Fort Saskatchewan sellers

This is a healthy market for a correctly priced home: a 24-day median, 98.7% of asking at the median, and 32 of 130 sellers (24.6%) getting asking price or more — a stronger at-or-above-asking rate than Edmonton non-condo homes managed over the same 60 days (19.0%). Volume held up right through October, so the fall slowdown has not arrived here yet.

The warnings are in the same data. Westpark sellers waited a median of 37 days and Sienna 42 — volume neighbourhoods still punish optimistic pricing — and the period's second-biggest sale sat for 245 days before it sold. In a market this data-driven, buyers know the last three comparable sales on your street. Price to them from day one and you are likely selling inside a month; reach, and you are the listing everyone else sells against.
