Edmonton Home Prices Held Steady in Q3 2026 While Canada Slipped: What Buyers and Sellers Should Do This Fall

Edmonton's aggregate home price was $479,500 in the third quarter of 2026 — up 0.7% from a year ago and down just 0.6% from the spring — while Canada's national aggregate fell 0.8% year over year, according to Royal LePage's Q3 2026 House Price Survey. For Edmonton buyers and sellers, the headline is stability: this market bent slightly in a soft quarter instead of breaking.

What were Edmonton's Q3 2026 prices by property type?

Detached homes carried a median price of $529,600, up 0.5% year over year and down 0.4% from Q2. Standard condominiums sat at a median of $207,700, up 0.6% year over year and down 0.9% from the spring. Edmonton's aggregate remains less than half the aggregate in Greater Toronto and Greater Vancouver — and both of those markets fell about 4% year over year while Edmonton rose.

Aggregate price$479,500 (+0.7% year over year, −0.6% vs Q2)
Detached median$529,600 (+0.5% year over year)
Standard condo median$207,700 (+0.6% year over year)
Canada aggregate$810,000 (−0.8% year over year)

Royal LePage also revised its Edmonton forecast: it now expects the aggregate price to finish Q4 2026 at about $476,136, roughly 2.0% above Q4 2025 — an outlook it trimmed from its earlier forecast. The local September numbers from the REALTORS® Association of Edmonton point the same direction: 1,959 sales, 3,864 new listings, inventory up 16.7% year over year, and an average of 44 days on market.

What should buyers do with a steady-but-slowing market?

Use the time the market is giving you. With more inventory and 44 average days on market, you can usually keep an inspection condition, compare two or three neighbourhoods properly, and negotiate on more than price. A small quarterly dip is not a reason to wait for a crash that the data does not show — the year-over-year trend is still positive, and the Q4 forecast is for modest growth, not decline.

"His negotiation skills secured the best deal, and he made the whole process stress-free. I'm now happily settled in my dream home." — Shahab Ghorbani, Google review

Start by searching current listings with sold-data discipline: search Edmonton homes and register for new-listing alerts at https://bridgerealtygroup.ca/ so you see new homes the day they hit the market, and read my explainer on how to read Edmonton's monthly housing stats before you compare neighbourhoods.

What should sellers do when buyers have more choice?

Price to the last 60 to 90 days of comparable sales on your street, not to the spring peak. Royal LePage pointed to growing inventory and lower buyer urgency as the quarter's story — in that environment, the homes that sell cleanly are the ones priced where buyers see value in week one. A free home evaluation at https://bridgerealtygroup.ca/home-evaluation built on sold data tells you where that line sits for your home before you list.
