Your first offer in Alberta is a formal purchase contract with a price, a deposit, conditions that protect you for a set number of days, and a possession date — not a casual bid. Understanding each piece before you write one is what lets a first-time buyer act quickly without giving up the protections that matter.
What goes into the deposit — and where does it go?
The deposit is money you put down when the offer is accepted, held in trust by the brokerage, and applied to your purchase price at possession. It signals seriousness: if you fail to meet your obligations without a valid condition, the deposit is at risk. The amount is negotiable and varies with price and competition — a stronger deposit can strengthen an offer, but it should never be money you cannot afford to have tied up during the condition period.

Which conditions protect a first-time buyer?
The standard three are financing, home inspection, and — for condos — review of condominium documents; a fourth, sale of your current home, matters for move-up buyers. Each condition has a deadline, and each must be waived in writing once you are satisfied or the contract ends. My detailed explainer on offer conditions in Alberta covers what each one protects and how long each realistically needs in this market — with Edmonton at 44 average days on market in September 2026, sellers are generally accepting normal condition periods again.

What timeline should you expect from offer to keys?
A typical flow: offer and negotiation (a day or two), condition period (often about a week for financing and inspection), waiver, then the wait to possession while your lawyer and lender complete funding, title transfer, and insurance. Possession is commonly 30 to 60 days after acceptance, set in the contract. The mistakes to avoid are writing a possession date your lender cannot fund by, and waiving financing before your broker confirms the approval is firm for this property — not just for you.
Search Edmonton homes and register for new-listing alerts so you can tour with time to think before offer day, and bring your pre-approval conversation forward — an offer written with financing already reviewed is stronger than one written on hope.
